What is Included in an ALTA Survey
When a title company, lawyer, lending institution or other involved party requests an ALTA survey, they can expect several key points of data to be included in the final plat. More rigorous field data collection is par for the course with an ALTA survey; accuracy requirements tend to be considerably stricter, as well. An ALTA survey will reflect information about things like easements, rights of way, survey boundaries and the locations of all buildings. By providing this type of information, an ALTA survey makes it easier and less risky for a company to insure the title to the land in question.

Optional Field Data
One of the best benefits of "splurging" on an ALTA survey is that it can be customized to include a wide range of additional field data points. For instance, a customer can specify to have all parking lots shown on the survey; details like the total number of spaces, whether or not there are any handicapped spaces and the types of stripes that are used can be included. Another popular option is the vicinity map, which shows details about the surrounding area like highways, freeways and other major thoroughfares. If need be, the measured height of all of the buildings on the property can be provided as well; information about visible improvements of all kinds, like billboards and swimming pools, can also be included.

Why an ALTA Survey is Worth It

ALTA/ACSM land title surveys cost considerably more than regular land surveys. The exact cost will depend on the requirements of the client who is requesting it and with the complexity and size of the property that is being surveyed. Having in-depth information about a commercial property can dramatically decrease the risk for those who need to insure it or for those who are considering buying it. In the end, then, the added expense that goes along with the typical ALTA survey is generally more than worth it.
